What is the Absorption rate? Ask yourself these questions. Is the Inventory of homes for sale growing or shrinking? How many homes are being sold (generally using a 12 month average) each period. Then ask how long it would take to clear the current inventory. Absorption is current inventory divided by the average number of homes sold each period. A percentage rate may also be calculated. Different periods such as weekly or monthly can be used. But most important is establishing a trend.

For example: In zip code 33606, in July 2009, there were 255 homes in inventory. Based on a 12 month average, 15.33 homes were being sold each month. Inventory of 255 divided by average homes sold each month of 15.33 equals a 16.6 months supply of homes for sale. The Absorption Rate Percentage just takes the 15.33 average home sales per month and divides it by the current inventory of 255 to get an absorption rate percentage of 6.01%. i.e An average of 6.01% of the inventory being sold each month.
